A visitor looking for a two-bedroom apartment near work may not know the exact neighborhood. Ask about commute preferences and must-have features, then query structured inventory. Show when availability was checked and distinguish asking prices from confirmed offers. If no exact match exists, explain the constraints instead of presenting an unavailable property.

Design the first version

Keep the qualification record small: preferences, inventory matches, unanswered questions, contact consent, and assigned agent. Use CRM identifiers to prevent duplicate lead creation. Route sensitive negotiations and legal questions to a person. Do not infer personal characteristics unrelated to the transaction or use them to steer housing options.

What to test and measure

Measure qualified appointment rate, agent acceptance of leads, missing-field rate, and duplicate records. Review samples of rejected leads as well as successful matches. A useful qualification system preserves context so the visitor does not have to repeat the conversation when an agent takes over.
